Unexpected introduction, clutch investment leads local automaker on development path – BizWest

LAFAYETTE – Barbara Clinard had been working in the construction industry for years, but it wasn’t until she met her biological father that she started to develop projects on her own.

When she was in her thirties, Clinard learned the identity of her father: Jeff Skinner, owner of the storage development company Lafayette Own It Storage LLC.

“I grew up in Utah not knowing he was there,” she said.

At the time of its discovery, Clinard was working overseas on construction projects with a military contractor. Upon her return to the United States, she chose to come to Colorado in order to explore a relationship with her new father.

“I found out he was a developer and I had been in construction my whole life,” Clinard said. “… We really clicked and now we’re best friends. It’s really cool to find out that there is this extension of yourself that you didn’t know and that you have so much in common.

As their relationship grew, the father and daughter duo decided to go into business together.

“He had received a lot of calls from people wishing to run their business from storage spaces [built by Own It Storage] but they’re not zoned for it, ”Clinard said. The two therefore decided to develop commercial real estate.

The result is Own It Vista, a flex-commercial condo project with 16 units ranging from 2,700 to 15,400 square feet on Horizon Avenue in Lafayette.

While the project was rewarding, it wasn’t always smooth, Clinard said.

“We went through the whole sitemap and got it approved, but we couldn’t find the money” to innovate, she said. “We were really in trouble. We thought we were going to lose everything.

Clinard was chatting with a developer friend who told him about Stephen Tebo, a local commercial real estate mogul who had invested in an earlier project.

“I just cold called his office,” Clinard said. “Literally three days later he was looking at the earth with us and our plans. He liked the concept and over the next few months we struck a deal. “

With a cash injection, Clinard’s Envision Constructors LLC was able to complete the office condo project this summer.

The property is zoned for light industrial uses and is home to a range of different businesses, from a car accessory installer to an antique book restorer to a flooring company.

“You can’t live in the units and you can’t retail, but you can do almost anything else,” Clinard said.

As a female developer in a commercial real estate market that can often look like an old boy’s club, Clinard said she goes out of her way to try and raise other women.

“I try to hire women whenever I can. A few of my engineers were women, my designer was a woman, ”she said. “I try to support women-owned businesses, especially in this area.
